At Accurate Surveying and Mapping we offer a full menu of services, which aid in the planning and implementation of a project from the early feasibility phase to final construction. Our Land Surveying services begin with licensed surveyors creating and re-establishing property lines. At Accurate, we add a layer of quality control to every project by providing construction staking using precision measurements, leveling, and alignment by GPS and total station instruments.

We regularly work with public agencies, architects, developers, landowners, title companies, attorneys and banks to deliver value-added services. Our extensive experience in meeting each project’s unique set of challenges helps us quickly adapt to any environment.

We provide the following services:

American Land Title Association (ALTA) Survey

An ALTA Survey is a survey done in accordance with the standards jointly established by the American Land Title Association and the American Congress on Surveying and Mapping. This Survey is often prepared for commercial properties, as it will provide the title company with the information required to insure the title to the land and improvements to the high degree that a commercial development may require. In addition to the minimum standards set forth, a table of optional elements is included in the ALTA/ACSM standards.

Boundary Survey

A Boundary survey determines the property lines of a piece of land as described in a deed or plat. This is an essential type of survey required to accurately establish or re-establish property lines and show any overlaps, gaps or encroachments that may exist.

Topographic Survey

Topographic Surveys are used to identify, draw, and map the contours of the ground and existing features on the surface of the earth or slightly above or below the earth’s surface (i.e. trees, buildings, streets, walkways, manholes, light poles, retaining walls, etc.).

Property Divisions

A survey designed for splitting an existing parcel (existing legal description) into two or more new parcels. This process includes all fundamentals of a boundary survey, including the creation of new legal descriptions. Permanent survey markers are set at the new boundary corners.

Site Plan (Plot Plan, Grading Plan, Elevation Certificate)

A survey for the purpose of proposing new construction projects to a given lot (new house, new commercial building, etc.) for approval by municipalities. The Site Plan is a graphic representation of the arrangement of proposed building, parking, drives, sanitary sewer lines, water lines, and any other structures that is part of a development project. Requirements vary widely by municipality, generally requires a boundary survey.

FEMA Elevation Certificate

A Federal Emergency Management Agency (F.E.M.A.) Elevation Certificate is a document that presents survey data that may reduce the need for or cost/rate of flood insurance for a specific property. A survey will be conducted on the site to determine if the structure area is within a specific flood zone elevation by measuring the existing elevation. The FEMA Elevation Certificate will be completed for submittal to any Mortgage company, insurance agent, or municipality.

Construction Layout (STAKING)

Construction Layout Surveys are created for engineering, architectural and design plans. This process includes staking on the ground, all proposed features as shown on the proposed design plan, including proposed buildings, proposed curbs, proposed paved areas, proposed roadways, and proposed underground utilities.


GPS is an accurate and cost-effective field information collection method that obtains data by using Global Positioning System (GPS) technology for establishing the horizontal and vertical positions of various items in the field. Data can be gathered without the need for indivisibility between control points. Production on most projects can increase 200 to 300% over conventional methods providing for a cost-effective, timely completion of your project.

As-Built Surveys

As-built surveys are needed to record variations from original Engineering plans to what is actually built. As-built surveys are required by many agencies to prove the location of a structure at a point in time. Many agencies need these surveys for the actual locations of underground improvements. These are especially important for maintenance and future development of the site. As-built surveys can also help engineers see what was actually built and to make sure it was built within applicable tolerance.

Survey Control Networks (Geodetic Surveys)

We provide a full survey of control network design, analysis and adjustment systems to assist with surveying projects. The measurement of the size and shape of the earth in which control networks are created is the science of geodesy. Mapping and surveying rely on geodesy and allow surveying projects to be placed into a larger spatial context.

Subdivision Plats/Condominium Plats

Subdivision Plats are legal instruments intended to take a parcel of land and divide it into smaller parcels of land. These types of surveys must meet certain state regulations; county zoning regulations; local ordinances and other land use regulations, and are recorded as part of the public records of that county.

Mortgage Inspection Report (Mortgage Survey)

The Mortgage survey is not a boundary survey. This inspection does not establish boundary or title lines. It only shows the relationship between the parcel legal description and the fixed improvements visible on the date of the inspection. Mortgage Surveys are usually required by title insurance companies and lending institutions when providing financing.

Quantity/Volumetric Surveys

Quantity/Volumetric surveys are a type of Topographic survey performed for the purpose of obtaining measured quantities of stockpiled supplies or excavated quantities from a borrow pit. This type of survey will typically have the quantities calculated in cubic yards and are mainly used for excavations, stock piles, borrow pits, landfills, and pond volumes etc.
